1- Rental Period: The Villa is available from 4:00 pm upon arrival to 10:00 am on the departure date as specified on the Booking form.
2- Occupancy: I agree to occupy the Villa assigned to me in a responsible and dignified manner, securing the home against damage and theft. The Villa cannot be sub-let, shared or assigned. Only the persons shown on the booking form are permitted to stay in the Villa unless otherwise approved in writing by Owners and/or Management. Our villas are fully equipped with all the amenities for a perfect vacation home away from home including plush towels and linens as well as BBQ grill, high chair, crib and strollers at no additional cost.
3- No pets are permitted. No smoking is allowed inside the Villa. Guests may smoke outside or by pool deck area. It is against the Law to BBQ within the pool-screened areas, inside the villa or garage.
4- In the event of an emergency access must be granted to our Management Agents in order to effectively correct the problem and complete repairs if necessary as well as for routine maintenance.
5- Every effort is made to ensure that the property is in excellent condition. If however we have left out something that will make your stay more comfortable please contact our Management's Office right away at 321-443-5200 and we will rectify the problem in a reasonable and timely manner. Guests are not required to launder linens and towels on departure date. Kindly strip beds and pile linens and towels in laundry room.
6- Telephone: The property is provided with a telephone that provides free incoming calls, plus free use for local and emergency (dial 911) calls only. All outgoing long distance and international calls are to be paid for by the renter occupying the property at the time the call is placed either by credit card or calling cards.
7- Payments: A deposit in the amount 50% of the rental cost must be paid upon reservation with the return of the booking form and the full balance is due 8 weeks prior to arrival. If full payment is not received 8 weeks prior to your arrival, we reserve the right to consider the booking canceled. Bookings made within 8 weeks of arrival are required to pay the full cost with the return of the booking form.
8- Cancellations: Verbal notice of cancellations will be accepted provided it is later confirmed in writing. If your reservation is cancelled prior to the due date of your balance we will make every effort to rebook your dates. If the dates are rebooked at the same rate, your payment will be refunded less 10% Administrative fee. Further, there will be no refund if cancelled 8 weeks or less prior to your arrival except in the event of a medical emergency.
9- Security Deposit: A security deposit of $250.00 (US) will be held against a credit card number and will not be charged if:
a.The Villa is vacated by the specified time and date as shown on the booking form and it is left in the same clean and tidy manner that it was found at the start of the rental period. b.No breakage or damages to the villa and its contents (including pool alarms, A/C Unit and Pool screens) reported to us by our Management Agents. c.No garbage left inside the villa or garage. Bins are provided at the side of the villa for garbage disposal. Garbage pickup days are Mondays and Thursday. Guests are required to place bins at curbside the night before.
10- Safety: Guests must ensure that children are not left alone in the Villa or by the pool at any time. Children are not allowed to enter the pool unless accompanied at all times by a responsible adult. Guests must ensure that all door and window access to the pool area are closed at all times. Please note that it is against Florida Law for anyone to tamper with or disconnect pool alarms.
11- Insurance Liability: Although we have made every effort to ensure that the villa is in perfect condition for your vacation, we cannot accept responsibility for any third party claims, accidents or damages or loss to your property or for any expense incurred for any reason. Guests are advised to purchase appropriate travel/vacation insurance for the duration of their stay.
12- Booking Conditions: The Owners and their Management Agents reserve the right to refuse admission or removal of guests from the premises who do not follow the conditions of the booking policies and/or while on the premises illegally possess or deal in controlled substances and/or are intoxicated, profane, lewd and/or brawling or involve in indecent languages, misconduct or disturb the peace and comfort of neighboring homes, or who do not vacate the property at the checkout time (unless extension of time has been previously agreed to in writing). Refusal of admission to or removal from the property shall not be based upon race, creed, color, sex, physical disability or natural origin.
13- The Owners and/or Management agents are not responsible for any consequential loss and will not accept liability for any deaths, personal injury, accidents, loss or damages to any persons and/or properties as well as, for airport closings and/or delays, flooding, fire, severe weather conditions, acts of terrorism, riots, strikes, war or any other industrial actions or other acts or circumstances beyond our control.
14- Pool Heat: If you have paid for pool heating, the pool temperature will rise to a maximum of 85 degrees and a minimum of 80 degrees. If however, the outside daytime temperature falls below 60 degrees (which is unusual but possible) the pool temperature may fall below 80 degrees for a short time. Pool heat is optional and recommended October through April.
15- Signature on the Booking Form constitutes acceptance of a contract on these terms subject to the Laws of the United States of America.
